Operable Glass Walls
A twenty-foot wall that folds away is the whole reason the room works — and the same wall, closed, is twenty feet of clear glass with nothing good to hang on it. Switchable panels solve the closed half.

A wall of glass that folds away is the best thing that ever happened to a Los Angeles floor plan and the worst thing that ever happened to privacy. Open, the living room and the terrace are one room. Closed — most evenings, all winter, every time the marine layer comes in — it's twenty feet of clear glass facing a neighbor's deck or the street, with nothing good to put on it. Blinds don't work on panels that stack and slide, curtains fight the track, and permanent frosting throws away the view the wall was built for. Folding, sliding, stacking: three ways a wall opens
The category covers three mechanisms, and most people arrive knowing the look they want rather than the system behind it.
- Folding (bi-fold). Hinged panels concertina to one or both jambs. Nearly the whole span opens — the trade is a stack of panels living at the ends and more hardware to keep adjusted.
- Sliding (multi-slide, or moving glass walls). Panels run on parallel tracks and either gather at one end or vanish into a pocket inside the wall. Closed, sightlines are the cleanest of the three, because every panel stays in plane. A pocket gets planned at framing; nobody adds one later.
- Stacking. Panels are carried to a jamb and parked together where a pocket isn't possible — a wide opening out of a wall with no depth to give.
Closed, all three are the same thing: a glass wall. That's why the privacy question lands identically on all of them.
What the installation actually involves
These openings are unforgiving in a way a window isn't: a twenty-foot span a quarter-inch out of square is a wall that binds, and panels that bind get forced. The order that works:
- Site measure of the rough opening — width at three heights, level along the sill, plumb at both jambs, and an honest read of how far out of square the framing already is.
- The structural header. These systems carry real weight over a wide span, and manufacturers publish a deflection limit far tighter than a window's: a header that sags even slightly is a wall that stops rolling.
- Sill and track. Flush and recessed tracks look better and drain worse, so exterior openings settle the water first.
- Hanging and glazing the panels, then the slow part — adjusting hardware until every panel latches and rolls the same.
- Low-voltage power, if the glass switches: two thin leads per panel, a route that survives movement, a transformer location picked before the frame closes up.
One through four belong to the system supplier, the glazier, or the GC. Five, and the glass itself, are ours — the step that gets forgotten until the frames are in and the easy wiring route is gone.
The part that switches
Stated narrowly enough to be true: we don't build operable wall systems or sell hardware. We make the glass in them switchable. Smart film (PDLC) — a liquid-crystal layer, optically clear while powered, an even milky frost when it isn't — gets there two ways.
Retrofit onto the wall you already have. Film is cut to each existing pane and bonded to the interior face of the glass in the panel — nothing pulled, nothing reframed, the track untouched. We did this on a six-panel sliding glass door system at an energy company's headquarters in Thousand Oaks: 150 sq ft of switchable film on the existing glass, switched from a wireless remote. Houses get the same treatment at a smaller scale — a three-panel bifold at a Studio City stair landing, one leaf doing the everyday traffic and the other two folding back, took film onto the glass already in the panels with all three switching together on one remote.
Or new panels for a system being ordered. We fabricate laminated smart glass to your system's glazing sizes in Canoga Park — switchable layer sealed between two sheets, two leads at the panel edge — and your supplier sets them like any other unit. Same technology as the smart film; the only question is whether the panels already exist.

Where these walls get asked for
- Indoor-outdoor living. Hillside houses, beach houses, terraces over a city view: the wall opens for twenty perfect days a year and is a fishbowl on the other three hundred.
- Offices that reconfigure. A boardroom that opens into the all-hands floor, a training room that splits in two, a suite that flexes without a permit. - Retail, restaurants, and event space. Frontage that opens to the sidewalk, a private dining room carved out of a main floor, a venue splitting one room between two parties who shouldn't watch each other.
Where we install
Demand for movable glass walls clusters along the coast and up in the hillside neighborhoods — where an opening is worth opening. We work throughout Long Beach, where waterfront condos sit closer to the neighbors than the view suggests, and across Beverly Hills, where the folding wall is usually already in and the owner wants the glass to stop being transparent. Los Angeles proper covers the rest — the Westside, the hills, the downtown lofts.
Inland and south, Pasadena is a regular; one job there took a full-glass front door and the balcony panel beside it from a nightly curtain routine to a remote. Palm Springs is desert-modern territory where every house of a certain vintage opens onto the pool, and larger jobs there sit inside our drive range. What it costs
Two numbers meet on this job. The system — frames, hardware, header work — is priced by whoever supplies and hangs it. Ours is the glass: switchable area, how many panels switch, the control you pick, and how power reaches a frame that moves. A single small switchable panel starts around $1,500 fully installed and scales with size, and an operable wall is never one small panel, so these get quoted per project rather than off a range.
