Smart Glass Bathroom Window in Newport Beach

Project Overview

This master bath in Newport Beach is a long room with one wall of glass at the end of it. A walk-in marble shower runs down the left side behind frameless glass, a floating marble vanity with backlit mirrors runs down the right, and a freestanding tub sits centered under a full-height black steel window wall: three lites across, three high, nine in all. It is the best light in the house. It is also a few feet from the neighbors' upper floor, close enough to count the grasses in their planter boxes, which means anyone in that tub is in plain view of the windows across the way. The owners wanted to keep that view and still have privacy in the tub, with no blinds or curtains cutting the light. In September 2026 our team installed the fix on the window the room already had: what reads as a smart glass bathroom window in Newport Beach is switchable smart film (PDLC) applied to all nine existing lites, 102 square feet of glass in all, so the whole wall goes from clear to solid white from one handheld remote. The steel frame, the glass and the view all stayed exactly as they were.

Inside the Newport Beach Build

  • One steel-framed window wall behind the tub: nine lites in a 3 × 3 grid, 102 sq ft of switchable film in all
  • A retrofit onto the existing glass: no new window unit, no re-glazing, no touch to the black steel frame or the marble around it
  • All nine lites wired to switch together, so the wall frosts as one sheet with no lite lagging behind
  • Remote control only: one handheld remote frosts or clears all nine lites from the tub, and nothing new went on the wall
  • Two days on site, start to finish
  • A concealed low-voltage driver powers the film; the only visible change is what the glass does
  • Even, milky-white frost edge to edge, and the room stays bright behind it
  • Scope: the tub window wall only. The shower enclosure and the vanity mirrors were left alone, because they never needed switching (an enclosure that did would get sealed smart glass shower doors, not film, since it takes daily spray)

The Problem: A Tub Window a Few Feet From the Neighbors

The house next door is not down the street. Its upper floor sits just past a low wall and a row of planters, so close that from the tub you read its window frames and roof edge as clearly as your own. The window wall was drawn to pull sky and daylight into a room with no other big opening, and it does that beautifully. It also turns the tub into the most exposed seat in the house. The owners' ask was simple: keep the view, get privacy when they want it, and put nothing in front of the glass. Every conventional fix fails one of those: blinds or a roller shade on a nine-lite steel window mean hardware bolted to the frame and a shadow across the glass even when open, and an etched or permanently frosted pane deletes the sky forever to solve a problem that only exists some of the time.

Smart film keeps both. It is a thin PDLC (polymer-dispersed liquid crystal) layer applied to the face of the glass that is already in the frame. With power on, the crystals line up and the lite is clear; cut the power and they scatter, and the glass reads as a solid, even white that shapes do not carry through. Someone standing at the neighbors' window sees a bright white wall, nothing more, while daylight keeps passing into the room. Because the film goes on lite by lite, a divided window like this one is not a problem: each of the nine pieces is cut to its own pane and all nine are wired to switch together.

Frosted From the Tub, Clear for the Morning

Day to day the wall lives clear, and the room keeps the light that makes it work. The remote stays within reach of the tub, so the window can go white after the water is already running, without getting out to close anything. One more press in the morning and the sky is back. There is no wall switch to find; the remote is the whole control. The job took two days on site, and nothing new was bolted onto the steel or cut into the marble. It is the same tub-window privacy we built into a smart film bathroom in Laguna Beach, where a single picture window looked up a canyon at the homes across the slope; here the glass is a nine-lite steel grid and the neighbors are a good deal closer. Up the 73 in Irvine, the same too-close neighbor faced a living room instead, and we custom-cut film to four out-of-square smart glass gable windows in Irvine. Elsewhere in Newport Beach, the same switchable film went onto a black steel entry for a smart film front door in Newport Beach, where one remote frosts the door and its full-height side panel together.

Working with Smart View

Every Smart View project starts with a measurement and a written proposal, so you see the smart glass cost before anything is ordered — a single small window usually starts around $1,500 fully installed and scales from there with the glass area, so a divided window wall like this one is priced off its actual film area, 102 square feet here. If you have a bathroom window that faces a neighbor, a tub or shower with a view you would rather keep, or any pane where a blind is the wrong answer, send photos and dimensions and we will come back within one to two business days — backed by our 1-year warranty (CA license #1134029). Request your estimate or call (866) 728-9888.

I like the smart film very much. It blocks the view we don’t want to see while the natural sun lights can go through. Smart film is a good product 👍👍👍

I had a great experience working with SMART VIEW Smart Glass & Film Solutions. A co‑worker recommended them after having her living room and kitchen done, and once I saw the video of her results, I knew I wanted the same. Getting privacy film installed on my windows turned out to be an excellent investment. It looks amazing, gives me the privacy I wanted, and I love that I no longer need curtains collecting dust. The office team was friendly and easy to work with, and the installation crew was professional, efficient, and very respectful of my home. I highly recommend their service.
